    I believe this is the same person who proposed apartments in Nanjemoy a couple of years ago.

    If this is allowed it will set a precedent for all rural areas of the county, thereby allowing dense development countywide, i.e. more Waldorf.

    As for the Water Resource Element, it is a State Requirement.

    However, I doubt that it will do much good.

    If this were broken into bungalows and maybe some du/tri plex units, it could be better than the apartment building concepts the developer originally showed the citizens at the initial Cooper/Patterson "Informational" meeting in 2008ish.

    But as earlier suggested, COUNTY should JUST BUY UP all the foreclosed and empty houses that already are in Nanjemoy if the COUNTY wants affordable housing down here!!

    But you'd still have the problem of moving folks off land that's been in their families for a very long time. Some with no deeds to their property. Until that's worked out between all concerned, I don't think it matters if they want to build a replica of Versailles or mud huts with thatched roofs.

    Water/Septic Concerns are the biggest issue, and frankly, I dont think ANYONE is moving off their land to go live here, that's a BIG assumption on the part of the county.

    Right, cc, I wasn't inferring that you supported this, just throwing it out for all to consider that those that need help should be treated with respect. Trying to herd folks off their land and into subsidized housing smacks of a land grab (at least in my opinion).

  • 10. · And from what I understood, they CANNOT exclusively serve Nanjemoy Citizens in this .. complex, EVEN if there is one or two families that WANT to leave their land (which i doubt)... since its Govt moneys, it has to be OPEN to ALL or ANY who apply and qualify.. to live there..

    I hope this information, and MORE is cleared up on the 13ths meeting/ hearing. And I hope there will be a citizen there to pose some questions to Mr. Posey and the Commissioners on this matter.

    (Ill be on travel, or I would certainly attend)

    From what I heard, Mr. Posey was offering to sell this land for around $800k to the County if it is approved ... but again, that could just be rumor net. MORE FACTS need to come out - stat!

    Would someone please give me some direction as to how they can obtain more information about the location of these properties?

    Who do they need to call in county govt or where can they go to see the maps?

    I mean, the county obviously has this data, WHY NOT SHARE IT ONLINE.. with citizens.. BEFORE a "hearing"?

    Hmmm.. but wait, citizens get a generous 3 Minutes to respond, reply to such information - learned on the fly.... IF THEY SIGNED UP

    There needs to be a new process, or procedure for this circus they call county commissioners meetings, including the board of appeals process.

  • 14. · Rick Campbell is planning to attend this hearing if all goes as planned and has comments.

    As for me: I heard the project has been changed into duplex and small cottage/bungalow type units for seniors and the 'workforce'. We do need some housing in Nanjemoy for people who already live there and want to stay near family and family support.

    I have not seen the plan but have heard Cornell and the County have worked on the plan- mostly the County.

    HUD requires several additional areas I think that have not been addressed.

    I am still against rezoning and think an overlay can be used with stringent guidelines. That way it is a limited project to met a need of the Community- and they do have many various needs.

    In fact I think next year the State wants these areas to be given even less density zoning to protect our resources.

    I just dont know why this has to be done the evening before the Primary.

    From the Public Notice for item A:

    The file is available for review in the Department of Planning and Growth Management in the County Government Building, La Plata, Maryland. For further information, contact Heather Kelley or Shelley Wagner with the Department of Planning and Growth Management at (301)645-0540 or (301) 870-3896.

    For Item C - Heather Kelley or Shelley Wagner should be able to tell you who the County contact person is for that project.

The applicant has also requested an amendment to change the existing base zone of Medium-Density Residential (RM) to Planned Unit Development (PUD) for a 90.085 acre property located north of MD Route 488 within the same general vicinity of the Mitchell Property described above, but north and slightly west of that property, and immediately east of Laurel Springs Park, also known as Tax Map 24, Grid 6, part of Parcel 1 or the Beall property. The proposed areas for rezoning are more specifically shown on an exhibit located in the Department of Planning & Growth Management.

    The applicant, St. Charles Community LLC, has also requested approval for an amendment to the Villages of Wooded Glen & Piney Reach Master Plan encompassing Tax Map 15 Parcel 149, Tax Map 24 Parcels 1, 3, 9, 14, 91, 99, 102, 103, 106, 109, 114, 123, 125, 136, 137 and Tax Map 34 Parcels 3 & 149.     He and Mr. Posey wanted to build apartments in Nanjemoy last year, but I guess it didn't work out for them, so they're trying another tactic.

    Also, Mike Sullivan owns Mt. Victoria, a lovely old estate.

    Now, why doesn't develop THAT, if he's so gung ho on development and making some bucks??!

    He and Graves should consider THAT!!!

    Of course, that would be in Sullivan's own backyard!!!!
